
If you are a property developer or an investor who refurbishes or converts properties, do you dress your properties or do you leave them empty? Are you creating a blank canvas? Have you ever struggled to sell an empty property, maybe dropped the price, or been unable to move on to your next project because of cashflow problems? Generally, empty properties are more difficult to sell – WHY?
I am going to mention two key concepts Visualisation and Aspiration
Visualisation
If a person is going to buy a property they need to be able to picture where they will place their furniture and imagine themselves living in it. Buyers often talk about the “feel” of a property. Many buyers viewing a property struggle to visualise and if a property is empty it is even more difficult. It can be hard to judge whether furniture or what furniture will fit. Each room should have a purpose and open plan spaces are especially troublesome in this regard.
Aspiration
House purchases are aspirational no matter where on the property ladder you are stepping. The presentation of a property is an opportunity to tune in the buyer’s aspiration. The buyer will have a reason for their purchase and a certain life that they will be living. For example, a young family want a sociable living where they can all spend time together where the person cooking can keep an eye on the kids. They may also want a snug where the adults can chill out, a home office, a garden etc. So they need to be able imagine themselves living that life in your property.
Thought needs to be given to the layout, where the furniture would go, which has a knock on in terms of where the sockets and light switches should go. I can also on the finish and whether the fixtures and fittings they are proposing to use are appropriate for the proposed selling price. It’s all about maximising the appeal of your property so that it sells quickly and for the best price.
