I had the pleasure of interviewing Mike Warren this week,  Mike is based in the US and is the International leading expert on tax liens and judgment liens.

Mike is going to be presenting at the next Lease Options Live Event, May 14th/15th in London so I wanted to find out what tax liens were all about.

Have a listen to this short 15 minute audio clip to find out more about tax liens.  It sounds like an amazing strategy.  Mike uses an example of  a property in Florida worth $69,000.  You pay the back taxes of $1,700.   You can receive interest on this amount of between 18% – 36% within 12 months.  Not only that but if the owner doesn’t pay the back taxes, you are entitled to that house free and clear.

So for a $1,700 investment you will have a house worth $69,000.  If you chose to you could then sell the house for $30,000 for example. Making you a $28,000 profit (minus selling expenses).

This strategy is also guaranteed by the US government.  It all sounds too good to be true!??  Have a listen to the audio to find out more.

The power of this lies in the fact that the seller has granted you an exclusive right to buy within a defined and agreed time period.  Notice the word “exclusive”.  The seller is not able to sell to anyone else, except you.

At the same time you are able to sell the contract on to another purchaser, transferring the right to buy at the discounted price to them for a fee.

Let’s look at a real example from a North East town.   The seller had been marketing a very large and now empty house for nine months.  With no rental income the monthly mortgage payments of £475 was crippling.

Having started a new business recently and with a need for capital to support it and very little time to cope with an empty property, the seller’s motivation was keen.  After some discussion a purchase price of £93,600 was agreed which was below the marketed price of £110,000 and still enough to clear the mortgage and inject funds into the seller’s start-up business.

The seller was very concerned that he would be unable to make the mortgage payments before the house sold.  A four-month purchase option at £93,600 was agreed and a maximum of four monthly mortgage payments to be made by the buyer, which would be credited to the purchase price at completion.  Once the simple paperwork was signed the option was assigned to a waiting developer-investor for a modest but welcome fee.

Confident that planning would be granted, the developer exercised the option and later successfully converted the building into two flats achieving an end value of £200,000 and about £80,000 in equity after costs.

This case shows how you can profit from property deals that don’t really fit your personal buying criteria, or if as a finder you want to create quick cash.  Simply put, it shows how you can use a purchase option to lock in a discounted price.

I also asked them about some of the mistakes they had made during their career.  It’s so good to hear people admit that they have made mistakes, and to talk about it so other people can learn from them.  One thing is for sure, lease options is a great strategy but you need to know what you’re doing – by educating yourself!

Here are a few negotiation tips that can help:

1. Set your rules.

Many people likely have a set of rules or values that they just won’t compromise. If you find negotiations breaking your rules and going against your values, it may not be worth negotiating.

2. Ask.

Don’t be afraid to aim high but do not make any ultimatums. Usually these types of offers are out of place. If you don’t ask, the answer is always no.

3. Be willing to compromise.
Expect to make compromises and plan what terms you are willing to compromise on.
Even if the first offer is better than you’d hoped for, do not take it. Take time to “think about it” or make a minor change back.

If you accept the first offer they might not feel good about the deal they made with you.
Everyone wants to negotiate and feel they got a good deal.

We had lunch whilst we were there with Mark & Julie Jackson, so it was really nice to meet up with them.  South Shields is a really nice area and we had lunch overlooking the sea in beautiful sunshine.  Needless to say it was unexpected to have lunch by the sea in South Shields in the sunshine in March – quite a pleasant surprise!

Before we saw the property we hadn’t been to South Shields before and it was much nicer than we had expected.

The property is a 3 bedroom flat and is in excellent condition.  We don’t really need to do much work to the property.  Replace a couple of glass doors, a few bits in the yard need sorting out but that’s about it.  We just need to spend a couple of hundred pounds on it.  So it can go on the market straight away.  It’s a great buy to let investment.

The deal looks like this:

Market Value: £80,000

Purchase Price: £60,000

Rent: £450

Mortgage: £199

Cashflow: £251

Yield: 9%

It’s a great little property at a great price with a great Cashflow.  Can’t get much better than that!

We have just completed a Lease Option on a small property in the North East of the UK.  We have known about Lease Options for a while like most investors and we’ve been on training courses and done home study courses.  However we were still a bit reticent to move forward with one.

There has been all talk of whether Lease Options are legal or not and that they won’t be worth the paper they’re written on when it comes to exercise them.

Due to this we decided to work with one of the UK’s leading experts in Lease Options – Mark Jackson.  We work very closely with Mark and he has been so helpful to us in providing information to the site.

We went to Mark to help achieve the Lease Option element of our property goals. We believe very strongly in mentors, it can save a lot of time if you work with somebody who is an expert in the field that you want to invest in.  Mark guided us through this first Lease Option deal step by step.  To start with it was quite confusing and there were a lot of things to do.

It was important to know what to say to the mortgage company when you call them, also to know when to call them.  It’s all about following the process, but of course you need to understand the process to start off with.  We have a positive £150 cashflow per month from this property and another £170 is being paid down on the eventual purchase price every month.  We feel this was a great deal.

We find the best way to learn is by practical application.  Now we’ve done one we feel that we could repeat the process quite easily.  Bring on the next one!
