On Monday I attended the Property Networking Club (PNC) in Manchester hosted by Richard Shepherd and Yulan Yang.

The ‘Ask the Mentor’ line up featured Yulan Yang, property expert – www.east-to-west.co.uk, Just Do Property mentor Lyndon Forshaw, Land and development – www.ukpropertyexpert.com, Ian Flemming, Investment Solutions UK – www.isbuytoletmortgages.co.uk and Glenn Ackroyd, Director www.a-quick-sale.co.uk.

In providing their updates for the month the mentors had some great gems of information:

• Yulan talked about treating her property like a business and not just self employed, business’ising activity to give her time freedom as well as financial freedom
• Lyndon outlined his 4 key activities around land and developments and announced his upcoming “Development for Profit” course that will take his Land Finding course (see Julie’s Land Finding Virgin blog) to the next level and teach people how to build appropriate developments on the land. Note: Register on Just Do Property and we will let you now ASAP when this is released.
• Ian highlighted that The Mortgage Works has a number of new products aimed at helping investors (HMO and light refurb), as opposed to Birmingham Midshire who has just removed some products that where great for investors.
  
• Glenn gave a fascinating insight into how he has looked at his 140 odd portfolio to maximise income, rather than build further. A key component was using the Rent to Buy (Tenant Buyer) concept. In doing so is able to get £200pm extra and have a stable tenant who is responsible for looking after the property.
  

One of the questions from the audience was regarding the possible legislation regarding the need to planning permission for HMO/Multi-lets that the government aim to get in by April. On the whole the response from the panel was “Great” as they perceived any new legislation as keeping the cowboys out, keeping adhoc investors out and therefore improving stock and prices for the savvy investor. Indeed Yulan indicated that if you want to rent good quality accommodation then it will likely not be an issue.

The main guest speaker was Phil Martin from Rapid Property Group (www.rapidpropertyinvestment.com), with his talk titled “Go with the flow and let property investing change your life”. Phil initial talked about mindset and gave some great information about getting motivated to build your property portfolio. Indeed he indicated how you need to know why more than the how. So many people learn lots about the how, but never get into action until they fully find their why. In essence “Personal Development makes it all happen and makes it all worthwhile”

To finish Phil gave us “5 Buying Strategies”, i.e. how to buy at the right price to ensure a profit [ Below Market Value (BMV), Adding Market Value (AMV), Lease Options (LO), Cash Purchase (CO) at the right price and Joint Ventures] and “5 Selling Strategies”, i.e. how to sell on the property to maximise profit [e.g. Rent to Own, Assisted Sale, Ready Made Deal, Deposit Paid Mortgage Purchase and Shared Ownership]
