Thanks for your question.
My coaching is usually 1-1 either face to face or by telephone. I take clients on a monthly basis and you would choose to have either one or two sessions per month with me. In between sessions I would provide e-mail and phone support for your particular strategy and the areas we have designated to work on. This will propel you very quickly towards your overall and short term goals.
I also coach partners who are investing in property together. This can also be done face to face or over the phone. The same applies as for 1-1 though it is usually only one session per month to allow time for both partners to have taken action from what they have agreed to move forward.
The other way that I involve coaching into property portfolio building is to encourage people to join one of the MINI Groups that I run in several cities across the UK.
These comprise 3 to 6 people who meet monthly to work on their portfolios, increase their knowledge and accountability. These groups buddy up together to enforce the support throughout the month and bring back their successes and issues to go through and celebrate at the next session. These are categorised into beginners and advanced so that most people are at a similar level of knowledge and experience.
My clients get rid of any voids they’ve been harbouring very quickly and also find it’s only a matter of a couple of months before they’ve bought their next property even if they’re starting from scratch.

Dear Yvonne,
I have read your profile and I wonder if you could help me with a query I have about property investment. I am a private developer and I am looking for a co-investor in a new property (a house) I built. I am looking to sell part of the equity while I sell the house and offer a generous profit as well as an easy exit route when the property is sold.
Do you know where I can look for an investor of this kind? is there an introduction agency/website/service where I can register and establish the contact with potential investors?

In order to answer your question fully, it would be helpful to know a bit more about the kind of house you have and its location.
However there are many places to go to find investment funds.
If you are looking for short term funding which attracts a high interest rate (around 12% p.a) then you will need to look for private investors which you can source online. You could try business angels as they often fund projects, though they don't specialise in property funding.
If it is a temporary arrangement then bridging finance may be an option too
If you need some of the money out now and some out later then a property investor may well be interested. This would allow them to purchase at a price lower than the current valuation and agree a date in the future to pay the remainder. Your security with this method would be via a loan to the investor secured against the property.
If it is near a town and will easily rent out then again the investor route might work well.
The best route for accessing property investor are forums which can be sourced through gooling 'property forums'. You will need to look and see which are best for you to offer deals on.
If it is in a good location and is 2 bed then a first time buyer might welcome an option to buy over a period of time.
If it is larger – 3 bed or more then depending on the location investors may be interested for rental purposes.
